What this policy covers

This policy explains how we handle information collected through this website — for example, when you browse pages, use our calculators, start our guided questionnaire, or submit a contact or rate-quote form.

If you go on to apply for a mortgage loan with us, the financial information you provide in that application is governed by a separate notice. Federal law treats mortgage lenders as financial institutions, and the Gramm-Leach-Bliley Act requires us to give you a specific privacy notice describing how we collect, share and protect the nonpublic personal information in your loan file. You will receive that notice when you apply, and annually thereafter for as long as you are our customer. Information we collect

Information you give us

  • Contact details — name, email address, phone number, and mailing or property address.
  • Questionnaire and calculator inputs — answers you provide about your goals and circumstances, which may include property type and location, intended use, purchase price or estimated value, down payment, existing loan balances and rates, employment and income, military service, self-reported credit range, and similar details.
  • Messages — anything you write to us in a form field, by email, or by text.

You choose what to provide. Some of it is necessary for us to answer a question or prepare an estimate; if you leave it out, we may not be able to help.

Please do not send us Social Security numbers, account numbers, or document images through this website’s general forms or by text message. We will tell you where to provide those securely if they are needed.

Information collected automatically

  • Device and usage data — IP address, browser type and version, operating system, the pages you view, referring pages, and the dates and times of your visits.
  • Marketing attribution — we record how you first reached the site and how you most recently reached it, including any campaign parameters in the link you followed, so we can understand which of our efforts are working.
  • Cookies and similar technologies — described below.

Information from other sources

If you apply for a loan, we obtain information from consumer reporting agencies, employers, financial institutions, and other parties as part of underwriting. That activity is described in our Gramm-Leach-Bliley notice and is governed by the Fair Credit Reporting Act.

Text messages

If you give us your mobile number and agree to receive text messages, the following applies.

  • What we send. Messages about your inquiry or application — for example replies to your questions, status updates, and requests for information we need from you.
  • Frequency. Message frequency varies depending on your inquiry and your activity.
  • Cost. Message and data rates may apply.
  • Opting out. Reply STOP to any message to stop receiving texts. Reply HELP for help, or contact us using the details above.
  • Consent is not a condition of any purchase or of obtaining credit from us.
  • Security. Text messaging is not a secure channel. Do not send sensitive personal or financial information by text.

We do not sell, rent, or share mobile phone numbers or text-message consent with third parties or affiliates for their own marketing purposes. Mobile information collected for text messaging is used only by us and by the vendors that deliver messages on our behalf, and those vendors are contractually prohibited from using it for any other purpose.

Cookies and analytics

We use cookies and similar technologies to keep the site working, to remember your preferences, and to understand how the site is used.

How we share information

We do not sell your personal information.

We share information only as follows:

  • Within Milestone Mortgage Solutions. With our own staff and departments as needed to respond to you and to process a loan.
  • Where you direct us. With anyone you ask us to share with, such as a real estate agent, attorney, or co-borrower involved in your transaction.
  • Legal and regulatory. With regulators, examiners, and law enforcement where required by law, and where necessary to establish or defend legal claims, prevent fraud, or protect the safety of any person.
  • Business transfers. If our business or a part of it is acquired or reorganized, information may be transferred as part of that transaction, subject to this policy.

Sharing of information in a loan file is additionally governed by our Gramm-Leach-Bliley notice, which describes the categories of sharing you can limit.

How long we keep information

We keep information for as long as needed to respond to you and to meet the recordkeeping obligations that apply to mortgage lenders, which in some cases require us to retain loan and marketing records for several years. Website analytics data is kept for a shorter period.

Security

We use reasonable administrative, technical, and physical safeguards to protect information. No website or transmission method is completely secure, and we cannot guarantee absolute security.

Your choices

  • Email. Every marketing email has an unsubscribe link.
  • Text messages. Reply STOP.
  • Phone. Ask us to put you on our internal do-not-call list and we will.
  • Access and correction. Contact us to see or correct the information you have given us.

State privacy rights

Several states give residents rights over their personal information, including the right to know what is collected, to request deletion or correction, and to opt out of certain advertising uses. To exercise a right, contact us using the details at the top of this policy. We will verify your identity before acting, and you may use an authorized agent.

An important limit applies here. Most state privacy laws, including California’s, exempt personal information that is collected and handled under the Gramm-Leach-Bliley Act. Because we are a mortgage lender, much of what we hold about applicants and borrowers falls into that exemption, and the rights described in this section will not reach it. Your rights under the Gramm-Leach-Bliley notice and the Fair Credit Reporting Act still apply to that information.

We will not discriminate against you for exercising a privacy right.

Children

This website is not directed to children under 13, and we do not knowingly collect personal information from them. If you believe a child has given us information, contact us and we will delete it.
